As the year comes to a close at the Lake of the Ozarks, it’s a good time to slow down, reflect, and plan for what’s ahead. At O’Sullivan Real Estate Group, the end of the year isn’t just about setting goals—it’s about evaluating what worked, learning from what didn’t, and preparing our clients for a strong year in the local market.

Reflecting on 2025: A Steady but Selective Lake Market

The Lake of the Ozarks real estate market in 2025 continued to show resilience, even as national headlines focused on higher interest rates and affordability challenges.

Throughout the year, we saw:

·      Consistent demand for lakefront and near-lake properties, particularly among second-home buyers and retirees.

·      Well-priced homes selling, while overpriced listings sat longer—reinforcing the importance of accurate pricing.

·      A slight increase in inventory compared to 2024, giving buyers more options without flooding the market.

Mortgage rates remained mostly in the mid-6% range, which slowed some buyer activity, but it didn’t stop it. Many buyers simply became more strategic—waiting for the right property, negotiating more carefully, and focusing on long-term value rather than quick decisions.

Sellers who prepared their homes properly and leaned into professional marketing still experienced solid results, especially in desirable locations around Osage Beach, Lake Ozark, Sunrise Beach, and the surrounding arms of the lake.

Our Goals for 2026: Stronger Systems, Better Experiences

As we plan for 2026, our focus is on growth that’s intentional—not rushed.

Clearer planning for buyers and sellers
We’re continuing to emphasize early conversations. Whether someone plans to buy or sell in six months or a year, understanding timing, pricing, and preparation ahead of time leads to smoother transactions.

Elevated marketing for Lake properties
Lake homes are unique. From dock setups and water depth to views and cove location, details matter. In 2026, we’re expanding our marketing approach to better highlight what makes each property special—both online and in person.

Stronger local relationships

From lenders and inspectors to contractors and marina partners, strong local relationships make a real difference. We’re committed to continuing to work with trusted local professionals to support our clients every step of the way.

What We’re Watching for 2026 at the Lake of the Ozarks

Looking ahead, the outlook for 2026 is cautiously optimistic—especially for lifestyle markets like the Lake of the Ozarks.

·      Mortgage rates are expected to ease slightly, which could bring more buyers off the sidelines.

·      More homeowners may choose to list, especially those who delayed selling during higher-rate periods.

·      Demand for second homes and investment properties is expected to remain steady, driven by the lake’s continued popularity as both a vacation destination and a rental market.

If inventory continues to improve, buyers will benefit from more choices. At the same time, sellers will need to be realistic and strategic to stand out. The Lake of the Ozarks market is still strong—but it continues to reward preparation.

Planning Ahead Makes the Difference

One thing we’ve seen time and time again: the most successful real estate experiences start well before a sign goes in the yard or a showing is scheduled. If you’re thinking about buying, selling, or investing at the Lake of the Ozarks in 2026, now is the time to start the conversation. Even a simple planning discussion can help clarify timing, expectations, and opportunities.

A Holiday Message from Our Team

As we wrap up the year, we want to take a moment to say thank you. To our clients, thank you for trusting us with your homes, investments, and future plans. To our vendors and local partners, thank you for your professionalism and support throughout the year.
To our friends and family, thank you for standing behind us and cheering us on.

From all of us at O’Sullivan Real Estate Group, we wish you a Merry Christmas and a Happy New Year. We look forward to serving the Lake of the Ozarks community in 2026 and beyond.
